Design of the development evolved over a period of nearly 20 years, through many meetings with surrounding property owners and the City of Canby. The ultimate Master Plan for the 31-acre site was approved in 2007, with four phases to include 110 lots and a neighborhood park. Lot sizes are generous and the park provides a centralized open space to complement the development.

 

Lot sales are dedicated to future homeowners desiring to bring their builder and custom home plans to the project.   The vision is to bring custom designs and the homeowners' builders to create the project where they would ultimately live.   The improvements follow a traditional subdivision design without a Homeowners Association and associated fees, but with restrictions that provide peace of mind that comes from knowing every home built will fit into the overall vision for the subdivision.  This type of large-scale development, with the freedom to bring in unique designs and builders, is difficult to find anywhere else in Canby.

 

The first three phases of the project came to fruition from 2007-2020 by creating 95 residential lots, and the adjacent Northwood Park. The final phase of the project began construction in the summer of 2023 and provides 15 large lots to complete the envisioned Northwood Estates project. All lots are large and set in a secluded section of the development. These beautiful lots offer walking distance to downtown with easy access to businesses, schools, and churches, but are relatively isolated from the surrounding traffic of a growing community.
